una de les característiques del mercat immobiliari nord-americà es que el llibelasme salvatge el fa totalment flexible. Totalment flexible vol dir que una propietat pot arribar a devaluar-se totalmet (0,00$) quan un barri deixa de ser econòmicament interessant les companyies de serveis simplememnt desapareixen, la gent marxa i apareixen "nous habitants". Un habitatge no acostuma a consisder-se un valor segur i aquest es un dels motius que limita la inversió en propietats immobiliaries. Son interesants casos com els de Philadelphia.

El model de barri d'habitatge unifamiliar voltat de jardí (suburb) apareix a finals del s XIX (J.A. Downing) com a resposta a la insalubritat de les ciutats que tants problemes habia donat a Europa durant el segle anterior. De fet a quests "suburbs" només hi podia accedir la naixent classe mitja americana. Per a les classes baixes que seguien residint a l'interior de les ciutats (no es cert que a manhatan només hi hagi oficines) es van crear els grans sistemes de parcs com Central park a NY o l'"emerald necklace" de Boston (F.L. Olmsted)
